Who this is for
Built for the real estate side of a foreclosure
- Listing agents handling a bank-owned (REO) property
- Bank & lender asset managers
- Trustees and attorneys handling a foreclosure estate
- Property preservation companies
- Investors buying a property at auction or in pre-foreclosure
- Title companies coordinating a fast closing timeline
If you're a landlord or property manager dealing with a standard tenant move-out or eviction leftover instead, our property management page covers that recurring relationship. If the cleanout is tied to a death in the family rather than a foreclosure, see estate cleanouts.
What's included
A full trash-out, not just a partial pickup
Foreclosed and bank-owned properties are often left with everything still inside — furniture, appliances, personal belongings, trash, sometimes yard debris out back. A trash-out means clearing all of it, inside and out, so the property is empty, broom-swept, and ready for photos or a buyer walkthrough.
Call, text, or book online with the property address and listing timeline, and we'll give you a firm price and the soonest available date — usually same-day or next-day.
What we clear
Full-property trash-out coverage
Everything left behind — furniture, mattresses, housewares, clothing, and personal belongings.
Refrigerators, washers, dryers, and other left-behind appliances.
Overgrown yard waste, storage sheds' contents, and general exterior clutter.
Accumulated trash, boxes, and general debris throughout the property.
Working around your timeline
Turned around before your listing or showing date
Foreclosure and REO timelines usually move fast once a property's ready to list. Tell us the date you need it done by and we'll prioritize accordingly — most trash-outs are same-day or next-day. We can also send before-and-after photos for your file, and an invoice or receipt for reimbursement and closing records.
Who we coordinate with
- The listing agent directly
- A bank or lender's asset manager
- A trustee or attorney handling the estate
- An out-of-state owner by phone, text, or email
- A property preservation company on an existing contract
What we can't take
Hazardous materials in bulk, asbestos or suspected asbestos, biohazards, and firearms or ammunition are never accepted. If a property has any of these, let us know ahead of time so we can point you to the right resource.
Pricing
Priced by trailer space, not a flat REO rate
The same transparent pricing as every job we do, based on how much of our 14' x 7' x 4' trailer the property's contents fill. Full-property trash-outs commonly run from a 3/4 load up to a full load.
Up to 1 hour of labor is included with every job; additional labor is billed at $125/hour. Send photos or a rough description of the property and we'll confirm the numbers before we schedule. See the full pricing breakdown for every load size and disposal fee.

Common questions
Foreclosure & REO cleanout FAQ
How is this different from your property management service?
Property management cleanouts are usually recurring — tenant turnovers and standing arrangements with a landlord or management company. Foreclosure and REO cleanouts are typically a single trash-out tied to a real estate transaction, coordinated with a listing agent, asset manager, or trustee, and timed to a listing or closing deadline rather than a leasing calendar.
Do you work directly with banks and asset management companies, or only agents?
Both. We coordinate with whoever is handling the property — a listing agent, an asset manager, a trustee, or an attorney — and we can work directly with an out-of-state owner or bank contact by phone, text, or email if no one is local.
How fast can you turn a property around before a listing?
Same-day or next-day in most cases. Tell us the listing or showing date when you reach out and we'll prioritize accordingly.
Can you provide before-and-after photos and an invoice?
Yes — photos for your file or to send the property owner, and an invoice or receipt for reimbursement and closing records.
What if the property is full — furniture, appliances, and personal belongings left behind?
That's the standard scope for a trash-out — we clear everything left in the home, inside and out, and leave it broom-swept and ready for photos or a walkthrough.
