How this works

One job, or the company you call every time

Some property managers only need us once — a unit that turned over with furniture left behind, or a couch someone dumped by the dumpster corral. Others call us every time a lease ends, whenever a unit needs a fast turnaround, or on a regular basis across several buildings. Both are normal for us. Whether you need us once or throughout the year, we can handle the job as it comes up — just call, text, or book online whenever you're ready.

If your properties also include office space or other commercial areas, our commercial junk removal page covers that side of the business too. Manage an HOA or condo association instead of individual units? Our HOA junk removal page covers community-wide bulk pickups and common-area cleanup.

Pricing

Priced by volume, not a flat commercial rate

Every job is priced the same transparent way, whether it's one item or a whole building: by how much space your items take up, from a $100 minimum pickup up to a $600 full load, with up to 1 hour of labor included. What you end up paying depends on the volume involved, plus factors like extra labor, building access, or special-item disposal fees — we'll always walk you through the numbers before we start.

For a larger project — a full building cleanout or heavier renovation debris — a 15-yard dumpster rental can be a better fit than a crew pickup.

The process

How it works for a property or unit cleanout

1

Call, text, or book online — tell us the unit, building, or property, and what needs to go.

2

We coordinate scheduling and access with whoever handles it — you, on-site maintenance, or your leasing office.

3

Our crew works efficiently through the unit or space, and can work around occupied units or business hours when needed.

4

We confirm everything's cleared before we leave, so the unit or area is ready for what's next.

Eviction and abandoned-property cleanouts

We regularly clear units after an eviction or when a tenant leaves belongings behind. We work directly with the property owner or manager of record, and handle the physical removal once you're cleared to have the unit cleaned out. Colorado has specific rules around notice and abandoned tenant property — for that side of things, our rental property cleanout guide walks through what's involved, or check with your attorney if there's any question about a specific situation.

Common questions

Property management junk removal FAQ

Can you help with just one job, or do we need to sign up for ongoing service?

Yes. We can help with a one-time cleanout or with removal needs that come up throughout the year. Just contact us whenever you need service.

Do you handle full unit turnovers, or just single items left behind?

Both. If a unit just has a couch or a few bags left behind, that's a quick pickup. If it needs a full clearout — furniture, trash, whatever the last tenant left — that's a standard turnover cleanout.

Can you coordinate with our on-site maintenance or leasing staff instead of the property owner directly?

Yes, we regularly coordinate scheduling and access with maintenance teams, leasing offices, and site managers.

Do you handle eviction-related cleanouts?

Yes, once you have the legal authority to have a unit cleared, we handle the physical removal. For questions about notice requirements or the legal side of an eviction, our rental property cleanout guide has more detail, or check with your attorney.

Can you take care of common areas, not just individual units?

Yes — hallways, parking lots, dumpster corrals, and other common areas are a normal part of the work we do at properties.

How does pricing work when jobs vary so much in size?

The same way it does for every job — priced by how much space your items take up, not a flat commercial rate. A single item costs less than a full unit, and a full unit costs less than a whole building. See our pricing page for the full breakdown.

Do you offer same-day or next-day pickups when a unit needs to turn quickly?

Often, yes. Fast turnarounds are common with turnover work, and we'll always tell you upfront if a specific date isn't available.

What if we have a larger cleanout project, like a full building or major renovation debris?

We can handle it as a full-service pickup, or set up a 15-yard dumpster on site if that fits the project better — either way works for larger jobs.
