Priced by volume & scope, not a flat community rate
A standard bulk pickup or dumpster-area cleanup is priced the same transparent way as every job we do — by volume, item type, weight, and access, starting around a $100 minimum pickup and running up to $600 for a full trailer load, with up to 1 hour of labor included.
A community cleanup day, a large bulk-item event, or a property with multiple pickup points usually works better as a custom quote rather than a single per-visit price — send us the scope and we'll put a number together in advance.

A note on abandoned or resident belongings
We regularly clear belongings left behind in managed communities, but we're not positioned to advise on notice requirements or the legal side of abandoned property — that's a call for your board, management company, or attorney.
